Leasehold Flexibility

Our extensive tenant representation experience allows us the knowledge of the Dallas-Fort Worth market to structure for new leases or renewals to optimize flexibility for future growth.

Bradford's tenant advisory team has represented occupiers across the Dallas-Fort Worth market since 1989. Our advisors hold CCIM and SIOR designations, the same credentials landlord-side brokers use to evaluate deals, so you get that expertise working for you instead of against you.

Tenant advisory (also called tenant representation) means a broker works only for the tenant, never the landlord, on every deal they touch. Bradford's tenant advisors research the market, tour and compare available space, and negotiate lease terms on your behalf so you're not relying on a landlord's broker to represent your interests during the same negotiation.

A tenant rep broker saves you the time it takes to research a market on your own and brings knowledge of deal terms most tenants never see, like concessions, escalation caps, and renewal options. Because the broker works only for you, they can create competition among landlords for your business, which gives you leverage to negotiate rent, build-out allowances, and other terms that reduce your total occupancy cost.

Start reviewing your lease 12 to 18 months before it expires. Compare your current rent and terms against what's available in the market right now, since conditions may have shifted since you signed. Use that market data to negotiate with your current landlord or evaluate a move. Document every point you agree on before signing, since a verbal understanding doesn't hold up if the final lease reads differently.

Five things matter most:

    1. What you'll actually pay each month, including base rent and any additional fees.
    2. How long you are committed and what happens if you need to leave early.
    3. Exactly what you can use the space for.
    4. Who is responsible for repairs and maintenance.
    5. The specific conditions under which either party can terminate the agreement.

Missing any one of these in the lease review can cost you later.

Location determines who can reach you. That includes your clients, your supply chain, and the employees you're trying to hire and keep. The cheapest space on paper may not be the most cost-effective. Location matters, and poor accessibility can lead to lost customers, operational headaches, and employee turnover.

Yes. Bradford knows how to leverage your tenancy to achieve leasehold flexibility, such as renewal options, expansion rights, or termination provisions, so your space can adapt as your business grows or changes.

Bradford's tenant representation team can assist with renewing your lease, relocating, opening another location, expanding in your current facility, purchasing land, and purchasing a facility.

Bradford provides premier property solutions throughout the Dallas–Fort Worth Metroplex.

Our services come at zero cost to you. In most transactions, the broker's commission is paid by the landlord or seller, so you get expert representation without paying a fee.

We are proud of our association with many clients and strategic relationships.
